What Leasehold Means in Bali

Leasehold ownership gives the investor the legal right to use a property for a fixed period of time, typically 25–30 years, with possible extensions. The land itself remains owned by an Indonesian national, but the investor has full rights to occupy, rent, and benefit from the property during the lease term.

Leasehold is the most commonly used structure for foreign investors in Bali due to its legal clarity, lower entry cost, and straightforward setup.

What Freehold Means in Bali

Freehold ownership provides permanent land ownership rights. However, under Indonesian law, freehold is reserved exclusively for Indonesian citizens. Foreign individuals cannot directly hold freehold land titles.

How Foreign Investors Access Long-Term Land Rights

Foreign investors can access long-term land control through a PT PMA (foreign-owned Indonesian company). A PT PMA can hold a Right to Build (HGB) title, which grants long-term use of land and can be extended over time — in some cases offering effective control for up to 80 years.

This structure is typically used for commercial investments, developments, or long-term strategic holdings, but it involves higher setup costs and ongoing compliance requirements.
